General Assistance

Many people purchase their property for sole use in the winter season and have little idea of the challenges also posed by Myokos green season. With nobody living in and using the property the humid summers can be a nightmare for mould growth through out a property. There is also a rainy season and typhoons to contend with. Leaving a property unused can also cause problems with boilers and other systems that are just sitting still for over 6 months of the year. There is also the rapid growth of greenery that can overtake a building and the surrounding area in a very short time potentially causing damage to the property and trouble for neighbours.

Our general maintenance charge is 30,000 JPY per month.

General maintenance can include the following:

  • Regular inspection and maintenance of the building to ensure overall upkeep and functionality.
  • Regular cleaning and maintenance of property.
  • Landscape maintenance, bush cutting.
  • Paying bills whilst you are absent.
  • Taking care of vehicles.
  • Communicating with city and neighbours.

Additional Maintenance

If required additional services can also be arranged to deal with any issues that occur on the property. If you require any additional work such as repairs or installation of systems we can also arrange those.

  • Plumbing & electrical services: If required installation, repair, and maintenance of systems.
  • HVAC: Maintenance and cleaning of heating, cooling, and ventilation systems, including furnaces, air conditioners, heat pumps, and air ducts. Installation & repair can be arranged if required.
  • Interior and exterior: Painting of property, wallpaper installation, carpet and flooring installation.
  • Roofing: Roof inspection, repair, and replacement, as well as gutter cleaning and maintenance.
  • Groundskeeping: Maintenance of outdoor spaces, tree trimming, weeding and grass cutting.
  • Pest control: Identification, elimination, and prevention of pests, such as insects, rodents, and ants.
  • Waste management: Collection, disposal of waste and garbage from the property.
  • Winter snow clearing.
